More living comfort and lower energy bills, while retaining the characteristic façade appearance: the renovation of existing buildings has many advantages. SKK Kozijnwacht proves this, for example, in the Oranjewijk in Groningen, where 180 homes of housing corporation De Huismeesters are being preserved and improved in phases.
SKK Kozijnwacht is a national service provider specializing in the repair, maintenance and (energetic) improvement of existing window frames. The preservation and improvement of the façade frames and glazing in the Orange neighborhood is part of a large-scale plan, in which the homes will receive roof insulation, façade insulation and mechanical ventilation. Various cleaning, repair and painting work will also be carried out, and the homes will receive new kitchens, bathrooms and toilets.
"To keep the ecological footprint in this project as low as possible, the existing window frames are not being replaced, but given a total makeover," Jan emphasizes. "The homes in the Oranjewijk have plastic window frames, which will last another 25 years. The elements in the window frames, however, have been overtaken by time. The glazing and sealing rubbers are worn out due to the changing weather conditions and the glass in most homes no longer meets current insulation requirements. On behalf of and in pleasant cooperation with contractor Van Wijnen Groningen, these elements are now being replaced, so that the window frames can once again last 25 years without any problems." Simultaneously with the rubbers and glass, SKK Kozijnwacht is also replacing the old SIEGENIA window fittings, which have worn out due to frequent use. In its place, modern SIEGENIA TITAN iP hardware will be installed. And also the doors will be fitted with new SIEGENIA hardware, so that ease of operation and safety/ burglar resistance of the turning parts come together harmoniously.
SKK is carrying out the work per dwelling, in a logical and harmonious construction train with Van Wijnen Groningen. First, the corner houses with apartments will be tackled, says Jan. This will be followed by the ground-level intermediate houses. "In week 39, we started construction and before the summer of 2024, this phase will be completed. For each house, we are working for about one day. Residents move all furniture aside in advance, after which the area around the window frames is neatly covered.
Next, all insulating glass that is not yet HR++ grade will be replaced. The windows are temporarily placed on racks so that the old hardware can be easily removed. After installation of the new hardware, the windows are hung back and neatly adjusted. In addition, the hardware on the doors is replaced, after which we deliver the house neat and clean."
